New Lease
Recipients of basic income support need a guarantee for moving only if the move involves higher rent costs than before or if the move incurs costs.
If this authorization is not provided, no rental costs will be covered.
People under 25 years of age
Individuals under the age of 25 require a written assurance of financial support from their parents in order to move out of the parental household, as there must be a valid reason for this move.

My apartment is unsuitable for prospective tenants
No approval is required to conclude the lease agreement. However, if an unreasonable apartment is rented, only the reasonable costs will be covered starting from the first day of the lease.
Even if the tenant is willing to cover the portion of the rent that exceeds the reasonable amount themselves, they will not receive any guarantee regarding the rental.
This means that in such a case, no moving expenses can be claimed. Nor will a loan for a security deposit be paid.

If the move to an adequate apartment is necessary, there is the possibility of receiving the security deposit as a loan.
A loan can only be granted if the beneficiary is unable to cover the cost themselves, e.g., through the return of the security deposit from their previous apartment or from their own assets.
A loan can only be granted if the security deposit is contractually agreed upon and does not exceed the legal limit of a maximum of 3 months’ rent. The beneficiary must apply for this.
As a landlord, you must sign a declaration of assignment (Loan Application Form) for the loan to be granted.

By signing this, you agree to settle any outstanding claims arising from the loan with the Jobcenter before making any payment to your tenant upon their move-out.
The loan may not become due until the start of the tenancy, i.e., with the first rent payment.
Payment is made directly to you.
Rent Certificate
With the rent certificate, you provide further details about your apartment and its costs. Among other things, you can also include information about any rent arrears that have already accrued.
This document is required for all benefit recipients so that their needs can be assessed and calculated.
You can also use the rent certificate as a “cost estimate” for a rental offer to potential tenants.
Direct Payment
It is possible to pay the rent directly if your tenant agrees to this direct payment and declares this to us using the “Rent to Landlord” form.
Direct payment is not possible against the tenant’s will. The tenant may also revoke this authorization at any time without providing a reason.
